Whoa! We have celebrity guest, Jeff Ball on today's episode! He, and his company Visio Lending, are the pioneers of the DSCR Loan that has changed the way investors finance their short-term, mid-term, and long-term rentals. DSCR loans offer a variety of advantages over Agency (Fannie/Freddie) investment property loans and bank portfolio term loans. Here are a few: (1) qualify based on property level cash flow rather than person DTI (perfect for self-employed, or part-time employed and offers lower documentation requirements with no W-2s or tax returns required); (2) finance in a corporate entity to shield other assets; (3) only prove cash reserves on the current loan

Weronika: I was born and raised in Poland. When I was 19 years old , I moved to the USA for a cultural exchange program. Two years later, I relocated to England, UK to pursue further education. completed a Bachelor's degree in Journalism and Masters in Marketing Management, graduating with distinction. I currently work as an Executive Assistant in Philadelphia, PA. I manage multiple projects, coordinate internal and external communication as well as business operations regarding the lunch of the new skincare line.
FUN FACT: I was a volleyball scholar at the University and I played for the National League in England
Nick: Grew up in southern New Jersey and spent most of my earlier life working in sales positions within the telecommunications industry. Moved to the UK at the age of 21 with a little bit of savings, a single suitcase and that’s about it…. Went from working for $35 dollars per day to a salary position with an engineering company. I completed my firefighter training in 2012 and since moving back I added an additional qualification as an EMT. I currently work as a firefighter/EMT in New Jersey.
FUN FACT: Third generation firefighter, 1st generation real estate investor.
