DSCR loans offer a variety of advantages over Agency (Fannie/Freddie) investment property loans and bank portfolio term loans. Here are a few: (1) qualify based on property level cash flow rather than person DTI (perfect for self-employed, or part-time employed and offers lower documentation requirements with no W-2s or tax returns required); (2) finance in a corporate entity to shield other assets; (3) only prove cash reserves on the current loan
