  • What happens when you get a NASA pilot together with a clean energy fund manager and MF syndicator? A whole lot of inspiration to build a better future for our kids and SOPs.

    Micheal Euperio is paddling out front on that wave. His company Redeem Investments breathes life into old apartments to rejuvenate the community and now massively making impact on a clean future by raising a fund that works with minority business enterprise developers on a utility grade solar farm.


    Dan Heaney doesn’t let the status quo define him, on his conventional real estate search he noticed empty land and thought, why don’t I buy it and put a solar farm on it? No tenants, just PVs. He’s in full R&D mode now, there’s no stopping him.

    Thanks so much to Dan and Micheal for helping me dive deep into the topic, I’ll admit I really didn’t understand how you can act as lender for solar projects and stay outside the equity position on a depreciating asset like equipment.

    I had a blast learning about this and in conclusion:

    Solar has huge tailwinds and we should paddle out on the front of this green wave for a diversified portfolio resilient to climate shocks.

    Seas to Swim In: Solar Lending

    Solar Lending: For predevelopment/development: the Fund has a 15% IRR with a 3 year exit plan. Sounds pretty good. The utility company will hold the asset and reduces risk on maintenance.
    Paris Agreement: Solar is likely the most profitable short term solution to meet our energy demands to limit global warming. Many approaches are needed though.

    Mountains to Climb: Solar End-to-End

    Complexity: Without experience it’s tough to sort out all the technical details, partnering with an experienced operator would be helpful to avoid costly mistakes.

    Initial Investment: land needed is about 2-5 acres per megawatt. 85-95 cents per watt is a good build price.

    Carbon farming while not new, is just now starting to have efficient startups that can eliminate middlemen in issuing certificates that are supply constrained. It has great potential to disrupt and solve some problems in food and climate but there are also hurdles.

    Seas to Swim In: Carbon Farming Marketplaces

    Supply Constrained: Big tech companies have made net zero pledges for their entire history and don’t have enough places to purchase certificates to offset their CO2.

    Better Soil, Coral: Regenerative practices not only sequester carbon but they make better, more fertile soil that can produce a better yield. And in the sea, plants can regenerate coral reefs too.

    Mountains to Climb: Carbon Farming Marketplaces

    Scaleability: To move more carbon into the soil and make it healthier or place more biomass at the bottom of the sea requires many agricultural operations to do it and educating them on these practices is a monumental task.

    Initial Investment: Converting land and sea agriculture takes time and often is not insured by places like the USDA. Financing is needed.

    Did you know it’s projected that 3 billion people in the next 50-70 years are expected to move from being poor to middle class in this world and they will not only demand better places to live, but start to emit carbon like we do in the West?

    Enter: 3D Construction Printing.

    Seas to Swim In: 3d Construction Printing Benefits

    Affordability: If building codes are adopted, scale is possible as the robot is fast with walls and lumber prices have skyrocketed the past year with no signs of dipping anytime soon.

    Sustainability: Built to last vs stick builds. Concrete homes are generational. No waste. Minimise amount of concrete needed vs poured concrete with hollow walls. No plywood forms. Low transportation emissions due to less workers needed on site.

    Speed. The Robots can work very fast to make walls. MEP planned in BIM ahead of time and less time on site for skilled trades.

    Labor: 2-3 person teams is all that’s needed for walls. Every 30 min or so they stick in some metal reinforcements and walls are erected in 24-48 printing hours for a 200 sq. meter home.


    Safety: less human injuries due to robot.

    Style: Curved lines and textured walls are not significantly more expensive the rectangles, letting a modern and interesting aesthetic be applied to non-luxury properties.

    Mountains to Climb: 3d Construction Printing Challenges

    Material Mixtures: The so-called Ink for most printers is 3-10 times cost of poured concrete. Often they rely on extra cement which increases the embodied carbon. Many mixtures are proprietary so you don’t even know what’s in it. Can they be locally sourced to reduce transportation costs?

    Regulation: Building codes are built in blood and hard to change, but work is being done now and 2022 has big promise to include 3D printed walls as load bearing but for now each building is a special case permit.

    Semi-Automation: Currently the robots only can manage walls. Fully autonomous house building is still some time in the future but these companies including Contour Crafting Corporation are not only planning Earth scale construction automation but Martian too. So cool!

    Initial Investment: the robot costs 5-800K according to Werner and there may be other robot arm styles that are cheaper, but it doesn’t yet produce a turnkey home. so construction management and skilled trades are needed to coordinate and unlike other products that are automated you really need a lot of coordination for your final product.

    Carbon: Stick built, bamboo, mass timber all have lower embodied carbon than concrete because of the cement needed. But if mixtures for 3D have more aggregates vs cement that will improve it’s and considering the average lifespan of concrete houses vs stick built, it’s not exactly an easy equation.

    We dig deep into the key features of what makes solar a good investment on commercial properties, especially Airbnbs. A few key terms like NOI and income approach are thrown out there, no worries—all that means is that if you are the landlord and paying for utilities — adding a power planet to your roof will drastically affect the valuation of your business/investment.

    Unlike single family homes, most “commercial” properties are valued based on the income they produce minus the expenses. The financing is important, but separate from that equation and makes it a bit confusing - but a great opportunity to focus on efficiencies to improve the value of your business.

    For larger multifamily commercial properties with individual meters for tenants, it may make financial sense to consider solar based upon the orientation of your roof and the amenities the owner/investor must pay for.
