    When selling a home and aiming to maximize its value, focusing on strategic improvements and presentation is key. Here are the top five things that can significantly add value to a home and help you sell for top dollar:

    1. Enhance Curb Appeal (Sell for up to 10% More)
    First impressions are crucial, and the exterior of your home is the first thing potential buyers see. Enhancing curb appeal can make a lasting impact.


    Simple Landscaping: Trim bushes, add flowers, and ensure the lawn is well-maintained. A tidy, appealing garden can increase perceived home value by up to 10%, and basic landscaping can provide a 238% return on investment (ROI)



    Exterior Paint Colors: Neutral tones, such as light gray, greige (gray-beige), and white, are top-performing exterior colors that help homes sell faster and for higher prices. Studies from Zillow found that homes with these colors tend to attract more buyers. Additionally, homes with a black or dark gray front door can sell for as much as $6,000 more than expected(

    Conversely, homes painted with bright or unconventional colors like yellow can sell for as much as $3,400 less.



    Updated Front Door and Lighting: A new door or hardware and updated light fixtures at the entrance can make the home feel modern and inviting.  A wreath on the door, plants on the porch, and a doormat could make all the difference!

    Yes, it is legal to roll the buyer's agent's fee into the purchase price in the form of an increased sale price, but this is subject to negotiation between the buyer and seller. However, there are several key considerations:

    1. Appraisal Value: The most important factor is the appraisal. If the buyer and seller agree to increase the purchase price to cover additional costs (such as the buyer’s agent fee), the home still needs to appraise at or above that increased price.

    Lenders will only provide financing based on the appraised value or the purchase price, whichever is lower. If the appraised value comes in lower than the adjusted purchase price, the buyer would need to make up the difference out-of-pocket.

    Agents, are you feeling frustrated, out of control, or confused?  That's normal during times of change, and the real estate industry is going through that now.

    The term "high agency" originates from discussions in philosophy and psychology, describing a person's ability to act independently and make their own free choices. The term describes individuals who perceive themselves as having control over their circumstances rather than being passive participants. 

    High agency is about recognizing one’s power to influence outcomes, taking responsibility for one’s actions, and actively working to shape one’s environment rather than simply reacting to it.

    5 Key Points on Staying Compliant with the New MLS Rules.

Referring to it as a "fee" opens up various possibilities for sellers to assist buyers, such as offering credit for repairs or helping with interest-rate buy-downs.  Stop saying compensation and commission.

    6. Let Them Know When You’ll Follow Up

    When you call or email a prospect, let them know exactly when you’ll follow up and stick to it. This shows that you’re a planner, reliable, and transparent. However, if someone is intent on ignoring you, they’re unlikely to become a buyer anyway.

    7. Make a Personal Connection

    Prospects prefer working with people who make them comfortable. Personalized communication often performs better. This is where social media can help. Spend 10 minutes reviewing their social media so you can get to know them a bit better. If all of their posts are about their kids, they’re probably motivated by a smooth transition with their move, perhaps more space and a better backyard. If they’re posting only about how stressed out they are, you might communicate differently as well. Know your audience and adjust accordingly.

    How are you handling the Commission $hift?  Is commission even shifting, or is it just how you practice real estate that's changed?

    In light of recent changes to commission-sharing policies, which went into effect on August 17, 2024, we've been monitoring the confusion in the marketplace after the first whole weekend of sales activity.

    -Confused, needing more direction and leadership, resulting in either in-action or proceeding incorrectly.  (This is the case with agents trying to force open house buyers to sign a Buyer Agency Contract before entering the home).
