The jobs report for May was a surprise to the upside, with 272,000 new jobs. Wage growth also came in hotter than expected. Good news, right? But maybe itās not so good for the fight against inflation. It stokes fear among Fed officials that inflation could heat up again if they cut interest rates too soon. With so much weight given to those reports, just how accurate are they?
In this episode, JosĆ© Torres will explain the jobs report and how the data varies depending on the method used to collect the information. As an economist with decades of high-level experience, heāll share other insights about the economy, inflation, interest rates, mortgage rates, a possible recession, and how all this impacts real estate and the housing market.
JosĆ© Torres is senior economist at Interactive Brokers. Previously he worked as an economist for the US government at the FDIC and the BLS. He also taught economics at the City University of New York and earned a masterās degree in financial economics from West Texas A&M University. Heās given frequent presentations to public officials and private executives and is often asked for interviews by major media outlets in both English and Spanish.
Stay informed about the housing market, investing, and real estate with a free RealWealth membership. Iāll also be hosting a free webinar with economist John Chang on the housing market next month, on July 25th. You can sign up ahead of time here and weāll send you a reminder! Syndicated real estate deals can be complicated and can look like a lot of legal mumbo jumbo, but you CAN make sense of it all with a few good pointers! And thatās what youāre going to get in this interview ā a short-but-sweet overview of the syndicated real estate deal in language you can understand.
Our guest is a syndication lawyer who will explain things like capital calls and how to deal with them, the difference between a private placement memorandum and an operating agreement, and why itās so important to look at how the syndicators are defining their terms. One of those oh-so-important terms is the āpreferred return.ā You definitely want to understand that one!
Attorney Bethany LaFlam describes herself as a seasoned deal lawyer, a conscious wealth creator, a real estate investor, and a mother. She has more than 20 years of experience practicing law and is currently a managing partner for the Premier Law Group, which focuses mostly on real estate syndications and funds.
Among other career highlights is Bethanyās first job at a prestigious Los Angeles law firm called Quinn Emanuel. She then launched a boutique law firm in Newport Beach, California, and merged that practice into a firm in Chicago. Her clients have ranged from real estate syndicators and developers to industries involving aerospace, energy, medical services, and technology.
If you'd like to put Bethanyās advice into practice, please check out our current syndicated deal in Ridgewater, Oregon. We are building homes there and are offering a 12% preferred return to accredited investors. You can find out more at https://growdevelopments.com

With interest rates hovering around 7% and housing prices still soaring, does it make sense to be a homeowner? Or would it be wiser to rent, spend less money, and enjoy more lifestyle flexibility? And how will the lawsuits against NAR impact the cost of buying a home? Will they help bring prices down by reducing real estate agent fees?
These are hot topics for American home buyers and investors. In this episode, youāll hear from a guest whoās made it his business to democratize real estate agent fees. He also believes that, in many cases, renting is a better financial option than buying. What youāll hear in this interview is a lively discussion about how the lawsuits against the National Association of Realtors might impact home prices, housing inventory, and real estate agent compensation. The debate also heats up when we discuss the virtues of real estate investing versus stock market investing. If you know me, you know where I stand on that issue!
My guest, Jack Ryan, is the founder and CEO of REX Real Estate, which is a startup proptech brokerage that provides a digital alternative to the traditional real estate agent model. Jack has an impressive educational background with degrees from Dartmouth College, Harvard Business School, and Harvard Law School. Heās a former Goldman Sachs partner who transitioned into a high school teaching position on the South Side of Chicago before he founded REX. He now resides in Austin, Texas. Youāll find his book on Amazon: āBringing Adam Smith into the American Home: A Case Against Home Ownershipā.

Tax deductions are a big deal for real estate investors and thereās one important deduction thatās dangling from a cliff right now. Itās the 100% bonus depreciation thatās currently hung up in the Senate, past the date mentioned in this interview. But our guest, Brandon Hall, will fill you in on exactly how this deduction works and why itās so important.
Heāll also dive into several other very useful tax topics including how you can qualify as a real estate professional for additional tax savings, whether real estate investors are experiencing more audits right now, and what situations might increase your risk of an audit.
Brandon is founder and managing partner at Hall CPA and is also known as The Real Estate CPA (www.therealestatecpa.com). He studied accounting and finance at East Carolina University and specializes in creating ātax smartā portfolios for clients. Heās also a real estate investor with more than two dozen units. Previous employment includes PwC and Ernst & Young.
Brandonās team recently held a virtual live event called the Tax, Legal & Wealth Summit May 2024. I was among the speakers. You can still get access to a replay of the event at their website if you click on āreserve your free ticket.ā

There are so many ways to invest your money, but itās difficult to know whether you are making the right decisions. In todayās episode, youāll hear from Mike Larson who teaches people about money, the economy, and how to invest. Heās the vice president and editor-in-chief of an educational platform called MoneyShow where he oversees all aspects of investor education, content creation and conferences. Can you imagine saving almost everything you earn and living like a college student for several years just to buy your first home? And then, house hacking your way into more savings so you can invest in real estate? Itās the kind of challenge that some of the most successful real estate investors have accepted, including todayās guest, Joe Fairless. The buy and hold strategy is a great strategy for real estate investors, but what do you do if your property has increased substantially in value and is no longer giving you a reasonable return on your equity? In other words, if you consider the value of your property today, would it still make sense to rent it out? If not, you may be sitting on a lot of dead equity that could be put to better use. And the best way to do that is by selling the high value property and exchanging it for a better-performing property without paying a capital gains tax on the one you sell. This is what you call a 1031 exchange and is beloved by knowledgeable real estate investors. But thereās a very specific procedure to follow which youāll find out about in this interview. Youāll hear from the owner of 1031 Specialists, Jeffrey Bemis, who is now helping RealWealth investors with the 1031 exchange process. Jeff has a lot of experience in finance and real estate. He previously worked for Ernst & Young as a CPA before turning his career toward finance and attaining his CFA title. In 2006, Jeff joined Rimrock Capital Management, a California-based hedge fund with $4 billion dollars under management. He led the less liquid and alternative capital strategies at Rimrock during his 15 years as a portfolio manager which included billions of dollars of investment in commercial real estate transactions. Jeff then left Rimrock but took all his experience with him to start 1031 Specialists which he describes as a tech forward, education first, customer centric company unique in his industry. You can get in touch with Jeff and his team at this link: https://www.1031specialists.com/?r_id=AK814 You can also meet Jeff in person at our live event in San Francisco on May 4th. Heāll be there to talk to investors about the benefits of the 1031 exchange and how to do it correctly so you donāt end up paying the capital gains tax you are trying to avoid! For information on attending the live event, please go to realwealthshow.com and then click on Connect and Live Events. If youāre not already a RealWealth member, youāll need to join, but itās completely free and takes only a few minutes. Also a reminder to please subscribe to this podcast if you havenāt already! Are you wondering which real estate asset class will be the most profitable in 2024 and beyond? In this episode, youāll hear from an expert who began his real estate career right after the Global Financial Crisis or what many of us call the Great Recession in 2010. He worked in New York City with a fund that was acquiring all kinds of distressed assets so heās had exposure to various real estate strategies, and to my great satisfaction, he sees residential properties as one of the asset classes with the most upside.
Let me introduce Christian Gore. Heās the founder and managing partner of G1 Capital Partners, a private equity firm with some $9.5 billion transactions across the US. One of his primary concerns is the outsized demand for affordable housing, and how G1 can help meet that demand so that tenants can afford to live and work near their jobs. One of the metros that heās focusing on is Dallas and the surrounding markets in Texas. Heās utilizing artificial intelligence tools to compile the kind of data he needs to make informed decisions, and is working on build-to-rent properties as a solution for renters who want an affordable, single-family lifestyle.
Built-to-rent is the direction that we are taking at RealWealth. As a member, we can show you how to invest in a brand new property that is built to be a rental. You can find out more at realwealthshow.com. Itās free to join and once youāve sign up, you can talk to an investment counselor who can point you in the right direction. You can also find out more about property teams working with us at our live event on Saturday, May 4th in San Francisco. Just go to realwealthshow.com and click on Connect and then Live Events.
Thank you for joining me here on the Real Wealth Show, and please remember to subscribe to this podcast!

There's been a lot of debate about the state of the economy and so many questions about where we're headed next. Are we going to see banks tumbling because of commercial loans that canāt be refinanced? Are we headed into a recession because of high interest rates? What's going to happen with the housing market as demand keeps pushing home prices unaffordably higher? Are they ever going to come down? In this episode, youāll be getting answers to all those questions and many more from one of my all-time favorite guests, John Chang of Marcus & Millichap. I've been lucky enough to be on his side of the table during debates at the Best Ever Conference, which is coming up, by the way. If you haven't bought a ticket, do it. I'm not being paid to say this. I just love that conference and I will be there. John Chang will also be speaking there and you won't want to miss it. But he's also here with me on the Real Wealth Show. So here's a little bit about John. He serves as the National Director of Research Services for Marcus and Millichap. Heās become a leading source of market analysis, insight and forecasting, and is responsible for the production of his companyās vast array of commercial real estate publications. They cover all major commercial property types including hotels, industrial, manufactured housing, multifamily, office, medical office, retail multi-tenant, retail single-tenant, self-storage and senior housing. The Corporate Transparency Act is suddenly in the spotlight as a paperwork nightmare that just got shot down in court, but only for a specific group of individuals. Millions more will still be required to comply with the legislation, and the Federal Government has said it will appeal the ruling that protects members of that one group, so the fight is not over. The Corporate Transparency Act is meant to control financial crimes like money laundering and the financing of terrorism, but it will also impact some five million above-board companies and individuals, such as real estate investors with LLCās or other kinds of entities AND the CPAās or attorneys who handle their affairs. And violating the Act could add up to tens of thousands of dollars in fines and jail time. There are also strict deadlines to comply. In this episode, youāll hear from syndication attorney Mauricio Rauld. Heās the founder and chairman of Premier Law Group and the host of The Real Estate Syndicator LIVE Show on YouTube. Heās one of the top syndication attorneys in the US helping real estate syndicators raise hundreds of millions of dollars for investors pursuing their financial freedom. And he will explain in detail how these new regulations could affect you! Real estate deals are often put together with options, such as the option to buy if certain conditions are met. But exactly what are they? And how can they work in your favor to lower your risk in a real estate transaction? Thatās what youāll find out in this interview!
In this episode, my long-time partner and master negotiator, Fred Bates, will answer those questions. Fred and I have done 14 syndications together building homes all over the country. Weāve had projects in Florida, Montana, Nevada, California, and Oregon. And right now, we have another project in Oregon with a much lower risk to the investor thanks to the use of an option. Youāll hear how Fred negotiated that deal and why heās calling it his best deal ever!
The Oregon project is an exciting deal which is open to accredited investors until sometime next month. It provides a 12.5% preferred return with distributions expected to begin by the end of this year. Investors will also get 25% of the profits. You can find out more about our Ridgewater project in Klamath Falls, Oregon at growdevelopments.com. Iāll also be doing a webinar on this project February 29th, which you can join live or watch as a replay.

Welcome to a very special episode of The Real Wealth Show. Today, we dive into a personal story about how I got into real estate and the real estate professional who opened so many doors for me and became my mentor. Itās a story about how we came together as co-hosts of a wealth building radio show many years ago, how both of us turned challenges into opportunities, and how he helped me during a very difficult time in my life, although he claims that he also learned a lot from me! This special guest is real estate investor, home builder, mortgage broker, mentor, coach trainer, and best-selling author Gary Massari. He got his start a long time ago at Falender Properties. Gary would find the land and then work with his company subdividing and selling the lots to builders. Heās currently the CEO of REI Homes & ADUās out of Danville, California which specializes in the construction of energy efficient smart homes and ADUs. And heās the CEO of REI Fortunes which teaches people how to create debt free wealth. Back in the early days as my radio show co-host, he also taught financial wealth principles to our more than 25,000 weekly listeners, including me. I was a stay-at-home mom at the time who was suddenly launched into the role of breadwinner and needed to figure out a way to support two young daughters and a husband going through a medical crisis. Iām eternally grateful for all that Gary taught me. But as youāll hear in this interview, Gary also claims to have learned alot from me since, over time, we ended up doing things very differently in the real estate world, and weāve both been successful. I hope you enjoy listening to this episode about how our real estate experiences not only gave us financial stability and freedom, but how they also shaped our lives in ways that arenāt measured by money. This episode is a must-listen for anyone who wants to learn how to navigate the complexities of real estate investment with resilience, warmth, and wisdom. Please join RealWealth if youād like to create your own path to financial freedom with real estate. Weād love to have you on board! Itās free to join and will give you the resources and connections you need to build a rental portfolio. As always, I encourage you to be a podcast subscriber if you havenāt already done so.
