I have a confession to make, I have never personally flipped a home. And to be clear, what I mean by that is that I have never bought a property just to renovate it and put it back on the market. I have built homes to sell them retail - and I have renovated and also built homes to put on the rental market. So what am I missing by not flipping?

He's also held some of those properties as rentals, as he currently owns over 1,000 rental doors in the Pacific Northwest. James is a Managing Partner at the Heaton Dainard Real Estate brokerage and is featured on BiggerPockets as a co-host for their On the Market podcast. He also has a new book called “House Flipping Framework” which can teach you more about his house flipping strategy.

He’s a lender at GuaranteedRate.com and specializes in helping investors. For many, that means finding a way to access equity and knowing which instrument is most cost effective. That might include home equity lines of credit, or HELOCs, the 1031 exchange, or even a cash-out refi, if that makes sense.
Richard has plenty of personal experience as an investor. He’s accumulated almost 20 rental properties in markets across the country. And when he’s not busy with real estate, he brings his enthusiasm to the race track as a professional race car driver with the Formula Drift organization.

He's also the host of The Mailbox Money Show, has spoken with more than 1500 investors, and has raised more than $40 million for his Real Estate and ATM Machine Fund deals. Bronson authored the besting-selling book, “Fire Yourself: Replace Your Working Income with Passive Income in 3 Years or Less” and a new book that’s about to be released called “Rich Brain.”
Bronson loves to travel and has visited more than 30 countries. He’s also a lifelong learner who loves to read and a singer/songwriter who’s composed over 75 songs that he occasionally performs in the Los Angeles area. He likes to keep fit and runs every day, and hopes to help end modern day human slavery as a partner with the Dressember organization. Of course, he’s able to do all this because he earns passive income from his real estate business.
He says on his website: “I believe the goal of generating wealth is not swimming in piles of cash, but in allowing people to more effectively fulfill their purpose in life.”

How do you build a real estate portfolio when you already have a busy career that takes up most of your time?
Former NFL star, Devon Kennard, can tell you exactly what it takes to do that. Devon played for the New York Giants and the Detroit Lions before he signed with the Arizona Cardinals. Have you gotten a little dizzy trying to figure out today’s multifamily market? Investors have faced significant challenges. In addition to loans that need refinancing at higher rates and higher costs for things like property insurance and real estate taxes, rents have been softening or even reversing because of a massive increase in supply. That’s not an easy problem to overcome for many multi-family property owners. In today’s episode, you’ll hear from the president of Break of Day Capital, Gary Lipsky. In this episode, we talk about some of those strategies with a woman we mention in the book – entrepreneur, real estate investor, and venture capitalist, Lisa Song Sutton. Before she launched and scaled several companies in various industries including real estate, she was a former litigation attorney in Las Vegas and a former Miss Nevada. She is currently a General Partner for a $20 million venture capital fund called The Veteran Fund which invests in veteran-led companies.
You’ll hear about some of the key concepts we focus on in our book and the real life experiences that have helped all three of us get clear on our life and business goals. Should you hold on to that long-time rental or trade it in for something else? Many people say you should hold forever, but is that always the best way to go? In this episode, you’ll hear when it might make sense to break that rule for the sake of better cash flow or better appreciation. We call this process “portfolio rebalancing.” Among the topics we discuss are property performance reviews, portfolio diversification and risk management, the 1031 exchange, investing at different life stages, and when it might be best to sell or to hold on to your investment properties for the long-term.
Joining me to discuss your options are two of our experienced and long-time RealWealth investment counselors, Joe Torre and Aristotle Kumpis. They are active investors who have been advising RealWealth investors for many years.
Joe began investing in real estate in 2004 and has a track record of success in both up and down markets. Before he came on board with RealWealth he worked as a data analyst for tech companies in Silicon Valley and served in the U.S. Marine Corps. He has an MBA in Finance from Columbia University Business School in New York. He enjoys helping people create generational wealth.
Aristotle got his real estate license in 2007 and has been helping investors find cash-flowing rental properties since then. He was inspired by his parents who owned rental properties in St. Louis, where he grew up. He attended the University of Missouri in Saint Louis and moved to Southern California in 2002. He also likes to write music and spend time outdoors, especially with his family.
