    "Most people, unfortunately, put the cart before the horse where they start investing before they start saving. Right. And part of the way that they are manipulated is the financial powers that be tell them that they're saving for retirement by putting money in a 401k. That's not a savings vehicle. That's an investing vehicle and you're giving up liquidity. Putting money into whole life insurance is building liquidity. It's a savings vehicle. Putting money into a savings account is a savings vehicle. Right? So you need to start with that foundation first. You start with the protection, the savings, then you can get into investing and then into speculating."

Like I manage my mom's full portfolio of her investments, and I know whatever shortcoming there may be in the future, that's a gap that I'll go fill. So, I think of it as, ‘What if my mom's money was with this person – would I sleep okay at night?’ It’s the first thing. Like numbers aside, returns aside, pro formas aside. You think of the gut check of, ‘Does this person make me feel comfortable? Do I trust them at a high level on a first conversation? Do I feel as though they are aligned to me ethically… morally? Are they going to do what they say they're going to do within reason?’”

It's, ‘I don't need this deal.’ Not needing any one deal is your greatest negotiating power. And that's frankly, where a lot of investors screw up is they just don't look at enough deals. And when they find one that's finally kind of working, they just become obsessed with it. It’s easy to negotiate when you're like, ‘Dude, I don't have to buy this from you.’”

And when you're doing these construction projects and rehabilitation projects at that scale, all of that experience managing multiple, you know, rehab projects in multiple markets across the US suddenly came into play and it was invaluable. And so I was probably able to avoid a lot of mistakes and make a lot more money than somebody who went and attended a mastermind.     “But even when we are paying cash, we are giving up the interest that that money could have earned if it would have been in a better environment. So even when we're saving up to pay cash, we're losing out on the opportunity costs on those dollars. The other side of that is we're always making payments to someone. We're making payments to the bank when we're borrowing, but when we are saving up, either sporadically or systematically, we are making payments to ourselves for a future purchase. So, if you can take hold of those ideas and wrap your mind around this idea of, ‘I can be the borrower and the lender simultaneously,’ like that is a powerful process when I get to control both sides of those things.”

    “I've got more cash flowing through my life that I can capture because I'm already saving money. Like I'm not, you know, just Ferraris and gold watches. And even if you are, like put your money in here, bring it back out, and go buy your gold watch. And now it's gonna compound. Now you haven't lost that money. Now it's still your system. If you really want the watch and you were gonna save up and buy the watch anyway, take the policy loan, do it, put $500 a month, whatever you would pay for that watch or save up for that watch, just put it back in the system. It immediately becomes available again. You just have a bigger system that does it. And if you do kick the bucket a little early, you get to leave everybody a lot more money.”

People are just like, “How can you possibly be doing this?” I'm like, like you said, I didn't do this overnight. This has been literally a solid decade plus of planning for this. And again, like some good fortune, a few lucky bounces came my way as well. But it takes a lot of planning. It takes a lot of education. It takes a lot of diligence.
