If picking up the phone makes you feel anxious, sweaty, or full of self-doubt, youâre not the only one. Weâre diving into what cold calling really feels like, why so many of us avoid it, and how to rewire your mindset so it actually becomes one of your most powerful growth tools.
We get real about the fear of rejection, the pressure to sound âperfect,â and the impostor syndrome that creeps in when youâre trying something that pushes you out of your comfort zone. These fears often stem from old stories we tell ourselves, like not being good enough or not knowing what to say, but it is possible to flip the script.
Youâll hear a personal story about how a simple, casual conversation turned into a major opportunityâno sales pitch, no pressure, just a genuine chat. Thatâs the magic of connection. Cold calling doesnât have to be awkward or scripted. When you focus on building relationships and stay open to the process, the results follow.
We also touch on the physical side of fearâracing heart, shaky hands, overthinkingâand give you practical ways to manage it so you can build momentum, confidence, and consistency.
This episode is your reminder that you donât have to be perfect to start. You just have to start. The more you show up, the easier it getsâand the more wins youâll create along the way.
âCold calling felt scary, intimidating, and absolutely exhausting. Maybe you can relate to that. I would get all sweaty in my hands or under my armpits, my voice would be shaky, and I'd find myself talking fast or stumbling over my words.â

Struggling to turn followers into clients? Your shortcut to smarter marketing. Learn how to blend organic content and paid ads into one powerful strategy that builds trust and gets results.
We dive into why organic content, like social media posts, behind-the-scenes videos, and client testimonials, is your secret weapon for building credibility and long-term relationships. Itâs all about showing up consistently, offering value, and letting people get to know the real you and what your business stands for.
Of course, organic alone wonât always bring in the leads you want, especially when youâre trying to scale. Thatâs where paid ads come into play. This episode walks you through using Facebook lead ads the smart way, so youâre not just throwing money at boosted posts and hoping for the best.
Youâll also learn how to make these two strategies work together instead of in silos. For example, using organic content to build familiarity and trust, then using paid ads to retarget those warm leads with a compelling offer, like a free consultation or property assessment. This creates whatâs known as funnel synergy, where people are nurtured by your content and guided naturally toward taking the next step.
If youâve ever felt like your marketing is hit-or-miss, or youâre stuck trying to post on social media and learn ads on your own, this episode will give you clarity. Youâll get a practical, step-by-step look at how to show up online in a way thatâs sustainable, strategic, and effective.
âVisibility, trust, and persistence are the keys to growing your business, and when you show up everywhere, your clients will start to notice, I promise you thatâ

Growth - Itâs the one word on every property management business ownerâs lips right now but also the one thing that feels harder than ever to achieve. Whether itâs privacy laws, limited building activity, or just the competition out there, growing a rent roll today is tough.
Growth isnât just about more properties; itâs about smart decisions, financial strategy, and knowing when and how to invest in your business. Buying a rent roll can be an incredible growth strategy but only if your current business is strong and your systems are ready to scale. If you donât have a plan to keep and replace the properties you lose, growing your rent roll can end up costing you more than it makes.
Donât wait until you need to grow. Get your business in order now! Whether thatâs cleaning up your books, revisiting your team structure, or building better relationships. Youâll be more profitable, better prepared for opportunities, and in a position to say YES when that ideal rent roll pops up.
In this episode I chat with Steven Marinucci who is a trusted advisor in the commercial banking sector, with a specialised focus on rent roll funding for the real estate industry. Known as the go-to banker in this niche, Steven brings years of experience and a deep understanding of the unique challenges and opportunities facing real estate agencies. His passion lies in structuring tailored financial solutions that empower businesses to grow sustainably and maximise their potential.
Steven breaks down everything you need to know about financing a rent roll, and why chasing growth without a plan can do more harm than good. From cash flow strategies to retention tips and acquisition readiness, this is a masterclass in building a sustainable and scalable rent roll.
âââYou have to remember that 10% of your managements are getting lost every year. Through sales, through mismanagement, through people moving back in, it's around that 10% mark. And if you don't have a plan to replenish that, the bigger you get, the more you need to replenish. So at a thousand managements, you need to find 100 managements every yearâ - Steven Marinucci

What if growing your rent roll wasnât about more doors but about smarter numbers?
Many property management business owners get caught in the growth trap chasing more properties without realising that profit per property is the true measure of success. If youâre serious about building a sustainable, sellable, and profitable rent roll, understanding and improving your AAMI (Average Annual Management Income) is non negotiable - AAMI is one of the most important metrics every business owner should be tracking.
If youâve ever focused more on âhow many propertiesâ you manage instead of how profitable each one is, this episode is going to be a game changer!
We chat with Aaron Emery who is a property management strategist and business consultant with nearly two decades of hands-on experience in the real estate industry. He works closely with agencies to improve operational efficiency, profitability, and team performance delivering tailored solutions through operational audits, rent roll due diligence, and growth focused business planning. Aaron specialises in uncovering new revenue opportunities, cutting unnecessary costs, and supporting agency owners through expansion, diversification, and performance improvement.
Aaron breaks down AAMI in simple terms what it means, how it impacts the value of your business, and the practical ways to improve it, especially if youâre thinking about selling your rent roll. From setting smarter fees to tightening up your systems and charging for the services youâre already providing, this conversation is packed with real world examples you can start implementing.
âââAlways go in as high as you possibly can in your marketplace with your management fees. It stands to reason. If you have a combination of low management fees and lower rents, well then your double a MI is not going to be very high. So the two main focus areas should be a decent management fee. I always like to aim for around that 7%. But of course that's going to determine where you are in Australia and what your average might be for the area. But just aim to always get the absolute highest management fee that you can getâ -Aaron Emery

Discover how to turn Facebook ads into a powerful engine for brand visibility, lead generation, and long-term business growth.
Whether you've dabbled in ads before or written them off as a waste of money, this episode offers a fresh perspective backed by real-world results from a million-dollar real estate brand.
The discussion kicks off by tackling the common frustration many property professionals faceâspending money on Facebook ads with little to show for it. The truth? Itâs not the platform thatâs failing; itâs the strategy. Learn how Facebook ads, when done right, can be used to build brand recognition, grow your database, and attract high-quality leads.
With a focus on Facebookâs powerful targeting tools, the episode explores how to reach the right audience based on age, location, interests, and life events. This allows your message to be delivered to people who are already likely to need your services, helping your brand stay top of mind until theyâre ready to take action.
Listeners are also warned about common pitfalls like boosting posts without a strategy or expecting instant results. Effective campaigns require thoughtful planning: clear objectives, defined audiences, engaging creative, and a reliable follow-up system. Just like building trust in person, digital trust takes time.
Measuring success is also covered, with key metrics outlined such as reach, impressions, video views, click-through rates, cost per result, and engagement. But the biggest takeaway? Prioritise brand visibility. The more people who know your brand, the more opportunities you'll create in the long run.
âThis isn't just about shouting out into the void; it's about putting your message and your brand in front of exactly the right people at exactly the right time.â

What happens when you spend years building a business, only to realise you're not set up to sell it, or worse, youâve been losing income without even knowing?
Many real estate business owners donât think about selling until theyâre ready to walk away and by then, itâs often too late to fix whatâs broken. Trust accounts might not be compliant, agency agreements might be invalid, and hidden income could be slipping through the cracks.

In this episode I chat with James Dalton who is a seasoned real estate consultant who formerly led Neil Dalton Consulting, a boutique firm specialising in trust auditing, due diligence, rent roll advisory, and business improvement. The NDC brand is now owned and operated by HD&U.
James shares practical tips and real life stories that show exactly why preparation, professionalism, and proper support make all the difference when buying and selling a rent roll.

Email marketing is one of the most overlooked tools in the real estate industry, but it's also one of the most powerful. Unlike social media, where you're at the mercy of algorithms, email gives you direct access to your audience and the chance to build genuine, long-term relationships.
Whether you're nurturing cold leads, showcasing your expertise, or keeping clients in the loop, email lets you stay front of mind in a personal and consistent way. It's not just about selling, it's about creating value that builds trust and drives action.
In this episode, Iâm diving into how to turn your inbox into a lead-generating, relationship-building machine with the right strategy behind it.
Iâll walk you through the basics of building an email list, creating consistent value-packed content, and using tools like ChatGPT to make the process easier. If youâve been relying solely on social media, this is your sign to start nurturing your audience in their inbox too, starting with a simple newsletter or freebie.
âIt's like planting a seed. You might not see the results straight away, but if you keep nurturing that list, you'll build relationships that actually convert.â

Have you ever felt like you were the only one struggling in your business and life journey?
When people open up about their deepest struggles and the moments that challenged them most, it creates a bond like no other. Hearing someone elseâs journey reminds us that weâre never truly alone, everyone is fighting their own battles. And somehow, even through the tough times, we all find a way to keep moving forward.
And this type of bond is something I experienced recently when I did the Hands Across The Water Charity Bike Ride event.
It was a challenge that tested us physically,y mentally and emotionally. And it wasnât just about pushing through the pain or reaching the finish line. It was about the journey along the way and the powerful lessons we learnt. And let's be real in business and in life there are days that you feel completely overwhelmed and and of course ready to throw in the towel. And you ask yourself the question: do you have what it takes to keep going? But here is what I learnt, sometimes when you are struggling the most you find a strength you didn't know you had!
In this episode I chat with Damon Hill, Head of Sales and Partnerships at Sensor Global. Sensor Global is a connected and automated ecosystem of integrated cloud software and smart loT devices. Sensor gives you complete control and real-time vision of the compliance status of your property portfolio. Our connected and automated ecosystem allows you to fully manage by exception, save time, save hassle, save lives and provide an improved customer experience.
Damon also took part in the bike ride and we are diving into building resilience and finding that unexpected strength and the power of genuine connection and giving back to the world in a meaningful way.
If you're trying to push through tough days in your business or personal life and looking for inspiration to keep moving forward this episode is for you.
âI would say for most people, we focus on our own challenges, and sometimes you feel isolated like you're the only one going through it. Yet when you realise that no one is exempt from going through challenging times and difficult times, it shifts something. And again, we were lucky enough to experience that. I go back to that comment where it strips you back as a human â you become very open, and you learn things about people that you would never learn in just an industry conversation or anything like thatâ

In this episode, Iâm getting real about the mindset blocks that kept me stuck and how I pushed past them to build my brand and grow my businesses.

Whether you're just starting out or feeling stuck, this episode will help you take that next step with more confidence and clarity.

With sales volumes down and margins tighter, building a strong rent roll can create long term stability and recurring income for your business. But many are still guessing when it comes to lead gen and prospecting, or worse, avoiding it altogether.
The good news is that you donât need to be a pushy salesperson to grow your rent roll. With a clear process, consistency, and a willingness to try new things like digital marketing and automation, growth becomes more predictable and more enjoyable.
In this episode I chat with Sherrie Storor who is a real estate agent, mentor, speaker, educator, happiness advocate and Best Life catalyst here to help you find your edge and leverage your real estate career to achieve your dreams.
Sherrie shares her proven systems and mindset shifts that actually work in todayâs market. Whether you're just starting or have hundreds of doors already, her advice is grounded, doable, and backed by experience.
âââI think the best thing that you can do is actually put together an automated process for your business into your CRM and then actually have that same consistent approach moving right through. So it could be, day one you make the phone call, day two, it might be a text message, day three, it might be an email. â -- Sherrie Storor
We explore:
What prospecting really means and why so many get it wrongWhy rent roll growth is essential, not just for income, but for building a sellable assetHow to turn one property into many through consistent lead generation and nurturingWhat a good prospecting system looks like especially for busy property managersHow to work your warm leads and when to call, text, or emailHow building your personal brand online can actually replace cold prospecting over timeHow to use AI, automation, and CRM systems to streamline your follow upsWhy mindset matters just as much as strategy and how to overcome fear around prospectingThe power of consistency and why one ad or one letter drop isnât enoughKylieâs Resources:

If youâre a property manager trying to grow your business, attract more clients, or finally build that personal brand, social media can feel overwhelming. Thereâs pressure to show up, post consistently, and know whatâs trending⊠all while running a busy portfolio or managing a team. And letâs be honest, putting yourself out there online can be downright terrifying.
But the truth is, social media has become one of the most powerful tools to grow a property management business. It builds trust, creates visibility, and helps you stand out in a crowded market.
In this episode of the Property Management Podcast, Iâm introducing a new format with shorter, value-packed episodes focused on digital marketing, social media, and online strategies to help you grow your business. As a former TV sports journalist, mum of four, and co-owner of a $1 million real estate brand, Iâm here to empower women in property management with the tools and confidence to show up online.
Iâll be sharing five key social media trends that are making a real impact right now, why short-form video is still king, how building a personal brand sets you apart, the shift from followers to real community, using AI to simplify content creation, and why storytelling is the future of sales.
âI know putting yourself out there can feel scary, but trust me, the rewards far outweigh the fear, and the sooner you start, the sooner you'll see results.â

Have you ever felt like you are juggling a million tasks?
Iâve been there too! Often we are running on caffeine and chaos with things still falling apart or falling behind and you feel like you just canât keep up.
Hereâs what I learnt from this - working harder doesn't always lead to better results and working smarter is where the real magic happens. We are now in a new era at the moment where AI is no longer a futuristic concept and the beauty of this is that AI is one of the most powerful tools to HELP make that shift from working harder to working smarter.
The businesses that are embracing it are getting ahead. Whether you're struggling with admin overwhelm, losing time to repetitive tasks, or just trying to figure out how to grow sustainably, AI can help.
AI is changing how we work but it doesnât have to be overwhelming. Itâs about freeing yourself and your team up to do more of what actually moves the needle. And in this episode we deep dive into AI so you can start seeing how you can implement AI into your business.
I chat with Sam Mclean who is the founder of Elite Agent and helps businesses win more listings and get more efficient with AI. Sam shares practical tools you can start using today, explains why AI isnât as scary as it sounds, and shows us how it can free up your time to do the stuff that really matters.
ââThe Agents that can use AI well will win the new era. And that means using AI well to do the things that AI can do so it can free you up to do the things that AI can't do. And so what I see is the âAI can't doâsâ is the building relationships and having real empathy with your clients. If AI can free you up to do more of that, then I think that's how you winâ --Sam Mclean
We explore:
Samâs journey from corporate tech to property and how AI became a part of her worldThe must have AI tools that real estate professionals should be using right now (including large language models like ChatGPT and Claude)How AI agents and automations are doing the heavy lifting behind the scenes from email creation to content creationThe power of tools for personalising your communication and building stronger relationships with landlords, vendors, and tenantsWhat âSearch Everywhere Optimizationâ means and why it matters more than SEOHow AI is helping real estate businesses reduce arrears, improve efficiency, and helping to create growthKylieâs Resources:

Ever felt overwhelmed by compliance in property management? Youâre not alone!
Property compliance is not going anywhere and is no longer just a box to tick, itâs a critical part of running a successful and risk free property management business. With tighter regulations and increasing legal risks, failing to stay on top of compliance can COST businesses thousands or even their entire reputation.
Now what if you could manage compliance effortlessly in one place, without jumping between spreadsheets, CRMs, and supplier dashboards? Thatâs exactly what software Properteasy does and in this episode, we unpack why every property manager needs a system like this!
I chat with Petr and Martina, co-founders of Properteasy, to hear their incredible journey on how they moved from Czech Republic to Australia, built their careers from scratch, and launched a game changing compliance software for property managers.
It was a huge impact on property managers to have all these new regulations and legislations - it keeps changing all the time. We have to stay on top of it. We have to stay updated. So obviously everybody was a little taken aback by it. How are we going to do it? Real Estate agencies and property managers need to understand this as part of their job. Our software helps them to plan and understand what they need to do - Martina
We explore:
How Petr and Martina built a new life and a thriving business in Australia after moving over from Czech RepublicHow Petr and Martina created a software solution âProperteasyâ thatâs transforming property management to help stay on top of compliance How Properteasy simplifies compliance by keeping everything in one place, organises data to easily track tasks and connects with PropertyMe to update records automatically How the software makes life easier for property managers, reduces risks and will help to provide a better service in your businessHow to see compliance as a competitive advantage in your business and use it as a way to attract better tenants, increase rental yields, and boost the value of your rent rollsHow to best manage compliance and put systems in place to manage it efficiently and avoid legal risksHow AI tools are taking over the industry and why embracing it is critical for your businessKylieâs Resources

If youâre a property manager, BDM, or business owner, youâre always looking for ways to grow your rent roll and bring in new business. Partnering with buyerâs agents is one of the most overlooked yet powerful relationships you can have in business and could connect you with multiple investor clients, filling your pipeline with potential opportunities.
Your next big client might not come from cold outreach, it could come from a strategic partnership. Instead of waiting for landlords to come to you, build relationships with the professionals who are bringing investors into the market right now. Buyerâs agents have built strong trust with their clients, making their referrals highly valuable
And if you want to future proof your property management business, create a steady stream of referrals, and get ahead of your competition, itâs time to start networking with the right buyerâs agents.
In this episode I chat with Emily Wallace who is the Founder, Director and driving force behind Wallace Advocates, a boutique Melbourne based buyers agency dedicated to helping clients find their dream homes. With a passion for demystifying the property market, Emily is committed to guiding buyers through the most significant purchase of their lives.
Wallace Advocates specialises in securing homes for clients who want to live in them rather than expand an investment portfolio. This philosophy is at the heart of Emilyâs approach, ensuring each property purchased feels like the perfect fit.
âIn property managers that I've spoken to, the ones that are leveraging the buyer's agent relationship the best are those who really make great relationships with their clients, who are investors who want to build a portfolio and recommend them to a buyer's advocate to help grow that portfolio. And in return that buyer's advocate. Giving the business back to that property manager to look after the properties that they purchased.â -Emily Wallace
We explore:
- How property managers can form referral relationships with buyer agents
- Why property managers should be leveraging these partnerships to grow their rent rolls
- What buyerâs agents look for in a property manager before making a referral
- The best ways to approach a buyerâs agent and pitch your property management services
- How technology and systems play a role in building trust and securing more business
- Why communication and transparency are the key factors in winning over investors
- How the buyerâs advocacy industry is evolving and what it means for property managers
