Avance Austin - AVANCE creates pathways to economic mobility for predominantly Latino families through high-quality, culturally responsive, two-generation programming that ensures school readiness for young children and opportunities for parents to build social and economic capital.

Bio: Since 2001, Cristina Valdés has helped clients buy, sell, and invest in real estate. As a top-rated REALTOR® in Austin, she has directed her efforts towards exceeding clients’ expectations before, during, and after each transaction. Clients trust in her quality service, and as a result, they develop long-term relationships and friendships. These relationships have enabled her to work exclusively by referral and helped her become a top REALTOR® in Austin.

Clients trust in Cristina's professionalism, great service, expertise, and commitment. Consequently, they continue to refer friends and family to her for the same exceptional care and reliability. If you are thinking about buying, selling, or investing, Cristina would like to work with you, too.

Her time-tested systems net maximum value for sellers and her strategic processes get buyers homes that are a great fit in any market. Whatever type of endeavor, she has systems in place to take you through the process efficiently. Her efforts will instruct you on what to expect and help bring clarity to your real estate decisions. Whether you are a first-time buyer, first-time seller, or a seasoned investor, she can help you develop a better appreciation and understanding of the process, while improving your bottom line.

Cristina has helped more than 400 clients buy and sell homes. During that time, she also personally purchased and renovated at least a dozen homes. Some were long-term investments, others were resold. In the early ‘90s, her first investments were two duplexes in Southeast Austin and a four-plex in El Paso. Those properties eventually helped her buy more fixer-uppers and helped her make rock-solid contacts with contractors and lenders. Having learned what pitfalls to avoid, she has a wealth of valuable knowledge and experience she shares with her clients.

The result of her experience as a REALTOR®, real estate investor, and remodeler is that she can provide information that adds value to each transaction and help clients achieve their real estate goals efficiently. These skills have helped maintain her status as a top REALTOR® and a proactive, trusted advisor to her clients in Austin

Cristina works hard in the communities she serves. She adores every square inch of Central Texas — from Round Rock to San Antonio, out to the sprawling communities all along I-35… and everything in between. Though Cristina is never really off the clock, when she does take a moment or two away, you might find her at the Botanical Garden or enjoying dinner with friends downtown.

Bio: Cristina Valdes, a determined and ambitious individual, grew up in a tight-knit community in El Paso. After completing her undergraduate studies at UTEP, she spent some time working in the accounting field. However, Cristina had always dreamt of living in Austin, influenced by her older brother who attended UT Austin and settled there. During a visit to the city, Cristina and her family instantly fell in love with its vibrant atmosphere, prompting her to make it her ultimate goal. Overcoming the hesitations of her protective border town upbringing, it took Cristina until the age of 28 to finally make the move to Austin. Along her journey, she acquired a diverse set of experiences, such as a teaching job, before eventually achieving her goal and setting foot in the city she had longed for. Now armed with an MBA, Cristina is excited to embark on her new chapter in Austin, ready to seize every opportunity that comes her way.

  • On this episode of The Ultimate Agent Podcast, we have the privilege of speaking with Clay Byrne. Clay shares his insights and experiences as a successful real estate agent, offering valuable advice for agents looking to thrive in the industry. Clay starts by emphasizing the abundance of resources available to agents, highlighting the importance of social connections and local knowledge. He emphasizes that the message an agent delivers can vary depending on the context, and he personally finds inspiration in the teachings of Tony Robbins and attending his events. Clay stresses the need to consistently hear and internalize a message, comparing humans to children in that regard. He encourages agents to focus on whatever inspires personal growth and improvement, as it differs for each individual. Our guest also gives us a glimpse into his personal life, sharing that he has a son named William who is seven and a daughter who is four and a half. Clay and his family are actively involved in both activities and the community. Clay delves into his real estate journey, starting as an assistant in 1997 while attending the University of Texas. He reminisces about the challenges he faced in Lakeway and how the market looked different back then. Interestingly, Clay rarely finds the need to give an elevator pitch, stressing that agents don't necessarily need a unique selling point. Instead, he advises learning about the market and engaging in conversations beyond what can be found online. The importance of self-promotion, particularly on social media, is highlighted by Clay. He emphasizes the need to consistently get one's message out and stay relevant in the real estate market. Becoming the go-to person for a specific niche, whether it's lending, insurance, or real estate, is crucial for success. Clay also shares his early experiences in sales, including starting with just 27 contacts, mostly college buddies. He emphasizes the importance of being intentional about building a network and actively seeking referrals and recommendations. Open houses are seen as valuable opportunities to expand one's database. Despite being an introvert, Clay leverages communication methods and actions to connect with more people. He even reveals that having kids can be a powerful way to get introduced to the community. Clay challenges the belief that agents don't know anyone, pointing out his own journey starting with just 27 contacts. Additionally, we learn about Clay's marketing coordinator, Christine, who ensures everyone has social media posts to share and provides statistics. Stephanie, on the other hand, is responsible for listing management. The team is structured in a way that allows each member to specialize in a specific component of a transaction, streamlining the process for both agents and clients. Clay's dedication to excellence is evident from the immense success his company has achieved over the years, with over 1000 transactions and 1000 five-star Google reviews. He attributes part of his success to working with a successful agent named Elaine Garner early in his career and how he earned his place on her team. Through personal struggles, Clay discovered his passion for helping others achieve their goals, leading him to build his own team. Attracting customers is a pillar of success in any business, and Clay emphasizes the importance of talking to people and intentionally building a database. Market knowledge is also highlighted as a crucial skill, with Clay suggesting previewing houses as a way to gain a better understanding of the market. Surprisingly, Clay mentions that some agents do not engage in this practice. Consistency is a recurring theme in Clay's advice, and he firmly believes that by consistently adding one or two individuals to their database each week and consistently engaging with people, agents can experience significant growth over a five-year period. He even asserts that this consistency can potentially lead to making a substantial income, possibly reaching one million dollars per year. We also delve into the current state of the real estate market, with Clay discussing the decline since last June and the added variables that buyers and sellers now consider. Despite the decline, Clay remains optimistic, noting that the real estate market still projects to have the third most volume in U.S. history. He emphasizes the need for agents to outwork their competition and adapt to the changing needs of consumers. In this critical time, Clay believes that agents must figure out how to add value to people's lives and adopt a consultative approach. Establishing personal connections and telling one's own story is crucial, and he provides insights into leveraging AI and online resources for engaging posts. We learn about Clay's personal journey of overcoming personal struggles and building his real estate business. From being a party animal to facing financial difficulties during the market crash, Clay shares how he changed his mindset, got sober, and made financial decisions to turn his life around. He created a business plan, received support from friends, and focused on building his real estate career. As we wrap up this episode, Clay encourages agents to embrace the idea of living a big life in real estate and delivering value to customers. He firmly believes in the power of consistency, intentional networking, and market knowledge. The next six months are crucial for anyone's real estate career, and Clay challenges agents to seize this opportunity and make a lasting impact. Join us on this episode of The Ultimate Agent Podcast as we dive deep into Clay Byrne's insights and experiences, offering valuable advice for agents looking to elevate their real estate careers.

  • On this episode of The Ultimate Agent Podcast, we have special guest Elizabeth Schmidtberger, also known as Liz. Liz shares her experiences as a real estate agent who specializes in helping buyers find affordable homes. She reveals that about half of her buyers are looking for homes in the affordable price range, with many having a budget under $300,000 and some needing to stay under $200,000. Liz's clientele often consists of individuals who are the first in their family to purchase a home.

We learn that Liz and her team are willing to travel and cover larger areas to assist their clients, and she mentions some affordable areas outside of Austin, including Lockhart, Luling, and Gonzalez Sagheen. However, finding homes within the desired price range can be a challenge, with options sometimes limited to manufactured homes, fixer-uppers, or tiny homes. Liz explains that real estate outside of the city is not standardized like cookie-cutter properties.

Additionally, Liz delves into the complexities of buying land, including considerations such as the value of the land compared to the value of the structures, the size of the down payment required, and the potential for agricultural exemptions to lower taxes. She highlights the varied goals buyers may have for land, ranging from wanting a peaceful rural lifestyle to wanting to make money through farming or running a business on the property. Liz also discusses the impact of deed restrictions and zoning regulations on land use.

Another key topic in this episode is the importance of understanding loan qualifications when buying or selling a home. Liz provides insights into the appraiser's pickiness and the specific condition criteria that must be met for FHA and VA loans. She explains that the appraiser closely examines factors such as the condition of the home's exterior, the roof, the heat source, and the grading and drainage of the property. Liz offers valuable advice to sellers, advising them to ensure their homes are in good condition to accept FHA offers.

Furthermore, Liz shares her personal journey in the real estate industry. She talks about how she initially got into real estate to make extra money while homeschooling her five children. As her business grew, her partner joined her in the real estate business. Together, they made the decision for her partner to quit their job and work full-time in the industry. Liz also emphasizes the importance of having a trusted lender and understanding the current interest rates and their impact on monthly payments.

Throughout the episode, Liz provides valuable insights and expert advice for both first-time and repeat homebuyers. She discusses the importance of educating buyers on the requirements of their chosen loan type and advises them to seek multiple opinions when it comes to interest rates. She also highlights the importance of having an agent who specializes in ranch properties when buying or selling ranches in Texas, as well as the significance of networking in the industry.

Tune in to this enlightening episode of The Ultimate Agent Podcast to gain a deep understanding of the challenges and considerations of buying and selling affordable homes, land, and ranch properties, and to hear Liz's personal journey in the real estate industry.
